    Since 1981, Action Management has provided full-service real estate property management solutions throughout Southern California. Based in Long Beach, we have quickly adapted to the constant evolution of the rental market over the past three decades. Depending on the size and complexity of your property, we have the ability to adjust and tailor our services to fit your needs. We provide leasing and management services to a wide range of properties, including single-family homes, condominiums, apartment buildings, retail/mixed-use properties, and homeowner’s associations.

    Our team is built around a core group of professional management specialists with over 100 years of combined experience. With exceptional customer service and competitive fees, we use innovative technology to provide accurate and reliable information to each of our clients.     Action Management started in 1981 as a small operation within the Long Beach community, and have since become one of Southern California’s most highly-regarded property management firms. Acquired by Tri-Metro Management Corporation in 2009, Randy Daaboul has headed the company ever since. He has continued to expand the firm’s portfolio over the past five years, while never sacrificing the high level of service provided to existing clients.

    Since 2009, Action Management has seen significant strategic changes in our overall structure and day-to-day operations. By focusing on single-family residences, multi-family apartment buildings, condominiums, retail/mixed-use properties, and HOAs, our team is able to maintain the high standards our clients expect out of us. Representing over a thousand units in more than 30 Southern California communities, we currently provide management services for over 200 satisfied clients.     Executives

    Randy Daaboul, Principal
    BRE# 01227457

    As broker and President of Action Management, Randy Daaboul is based out of the corporate office in Long Beach, California. With an extensive background in residential and commercial property management, he has directly or indirectly managed over 50 million square feet of residential, office, retail, and mixed-use properties throughout Southern California. Before joining Action Management, Mr. Daaboul worked for Madison Marquette, The Irvine Company, and Charles Dunn. At the Buena Park Mall, he worked alongside a team of professionals to supervise the ground-up development of the outdoor promenade. He also worked with The Mills, managing the Del Amo Fashion Center and supervising the ground-up redevelopment of the outdoor promenade, as well as with the Centro Properties Group, the second largest REIT in Australia and the fifth largest in the US.

    As President of Action Management, Mr. Daaboul is responsible for directing the daily operations of the company, including oversight of the three principal divisions of the company: property management, leasing, and finance. Mr. Daaboul also coordinates client relations, marketing and public relations, as well as strategic planning, financial planning, and corporate operations.

    Prior to acquiring Action Management in 2009, Mr. Daaboul was responsible for the management and operation of a West Coast-based retail property owner of power, community, specialty, and neighborhood centers located throughout Central and Southern California. In this capacity, he supervised a five million-square foot portfolio of Southern California retail properties.

    Mr. Daaboul graduated from Point Park University in Pittsburgh, Pennsylvania, with a Bachelor of Science degree in Business Management. He also holds a California Department of Real Estate Brokerage License. Mr. Daaboul is an active member of the California Association of Realtors, National Association of Realtors, and the Apartment Association of Long Beach.

    Lucille Aresco-Crowley, Director of Operations

    Lucille Aresco-Crowley, a 35 plus year veteran property management executive, joined Action Management in September of 2016.

    Previously with RK Properties and Beach Front Property Management where she was responsible for all aspects of managing and operating three to five thousand units in eight States, Crowley will now work with the team at Action Management. Aresco- Crowley is a graduate of the University of Connecticut and has achieved the prestigious CAM and CHPP designations in property management and is EPA- RRP certified. She has been named Rental Housing Employee of the Year as well as recipient of the Ben Slater Education Award and Industry Leader of the Year award. Lucille currently serves on the Board of the Apartment Association CA. Southern Cities, Better Housing for Long Beach, Andy Street non profit and has presented seminars on the local, state and national level. From privately owned properties to corporate multiple holdings, operating REO’s and receivership properties for financial institutions, overseeing multi- million dollar rehabs, coordinating condo conversions and handling countless due diligence transactions with sales teams, Crowley brings a rich background of training and expertise to the company.

    Diana Sweat, Controller

    Diana Sweat is a controller, based in Action Managements’ Long Beach, California corporate office. For the Last 30 years, Ms. Sweat has been the anchor, heart and soul of the Action Management. She oversees a portfolio of commercial, HOA and residential properties, accounting for more than one thousand units. With more than 3 decades of professional experience in accounting and financial reporting, she oversees all property accounting operations. Ms. Sweat monitors accounting policies and procedures to assure internal and external controls and is responsible for handling all client accounting related reporting issues. Her persistence and attention to detail has made her an integral reason for our firm’s success. Prior to joining Action Management in 1989, Ms. Sweat spent 2 years with Goldrich and Kest where she specialized in government subsidized multi-family properties. Before that she spent 7 years in the rental property investment analysis division with Mariani-Buss & Associates.

    Lilly Picazo, Administrative Assistant

    Lilly Picazo is an Administrative Assistant based in Action Managements’ Long Beach, California corporate office. With over 15 years of experience at Action Management. She is loved and respected by her coworkers as well as our clients, tenant’s and vendors. She is always ready to give more of what is asked of her and never ever short on a friendly smile. She assists the property managers as well as accounting as needed and runs Dusty’s Maintenance division insuring maintenance is taken care of on the properties. Ms. Picazo has been with Action Management for thirteen years and is one of the most knowledgeable employees an employer could ask for. Her receptive nature makes her an absolute asset to our team.
